The process of buying or selling a home is filled with questions. This list of frequently asked questions is a good place to start.

How should I price my home so that it sells for the best price and doesn’t stay on the market too long?

There are many factors that go into setting the asking price for your home, including what’s happening in the market and your home’s condition. We will step you through some easy-to-understand pricing advice and help you land on a price that will help your home move on the market.

What do I need to do to get my house ready to sell?

Leave it to us! The Auker Group team can coordinate everything. We know your free time is valuable—and that’s where we can step in! We have a network of painters, handymen, stagers, cleaners, and contractors on hand to handle everything that your home could possibly need to make it the home of some buyer’s dreams. If you’d rather handle it DIY-style, we’ll make you a checklist so you know exactly what needs to be done!

How can I know whether I’m actually ready to buy a home?

The decision to buy a home, especially for the first time, is a personal one. But if you’re worried about whether you’re financially prepared, you’ll want to talk with a mortgage lender about pre-approval for a loan. Doing so can let you know whether you’re set up financially to buy a home—and how much home you can comfortably afford. If you don’t have a mortgage lender in mind, we have trusted partners we can refer you to.

Can I afford to buy the house I want?

You might be surprised! Once you settle on a dream home, you’ll want to consider more than just the mortgage amount when determining whether you can afford the home. You’ll also want to keep other costs in mind, such as the down payment and closing costs, as well as post-sale items like property taxes, HOA fees, and home insurance. But if you’ve been renting in the San Diego market for a while, you may find that these costs aren’t as much as you’d expect—and can fit comfortably into your budget.

What renovations are worth spending time on—and which ones aren’t?

This can be one of the more challenging aspects of selling a home, but after helping so many clients buy and sell in the San Diego area over the years, we understand what works. That’s why we offer a free consultation with an interior design team and then use that advice to guide our clients on the best ways to maximize pre-sale investments into their homes.

There’s so much that needs to be done to get a house sold. How will I ever have enough time to do it?

When you’re working with The Auker Group, you aren’t just working with a Realtor®. You’re working with a team of consultants ready to do whatever it takes to get your home sold. Because we’ve invested in a robust team, you don’t have to do anything. We can actually handle everything for you. You can do as much or as little as you’d like—and we have options for every budget.

We’re ready to sell our current home and move into a new one that better fits our growing family. How can we make sure we don’t end up without a home to live in?

We can totally understand this concern! While it’s a possibility, it’s never happened to a single one of our clients. If your current home sells before you find your family’s new dream home, we take great pride in being able to negotiate with the new owners to let you stay in your home while you find the next one.

I’m not looking for a fixer-upper. How can I make sure the house I buy won’t have problems?

While there’s not a way to entirely eliminate the risk of problems emerging after you buy a home, a home inspection can greatly decrease the risk. We will refer you to a home inspector who can thoroughly inspect your prospective home for any signs of faulty or problematic areas. These inspections will look at the home’s exterior and interior, including plumbing, electrical, HVAC, and structural components.

Where do I even start if I’m looking to buy a home?

Start by reaching out to our team! We’re not just in the business of finding you a home. We’re dedicated to providing everything you need from start to finish. That includes getting you started! If you’ve made the decision to buy a new home, we’ll step you through the entire process—from finding a mortgage lender for pre-approval to pointing you toward contractors to fix up your home after you’re in it.

We know we want to move, but aren’t sure exactly where. How will we find the right fit?

This aspect of homebuying is vitally important to our team. Nothing we do is based on a formula. We won’t try to pigeonhole you into a home that isn’t the perfect fit for you. We know you’re excited about new possibilities—and we’re excited for you! Our team will talk with you about what you’re looking for, including any must-haves and potential neighborhoods, then work with you to find the best fit for you and your family. It’s all about finding your home—in every sense of the word.

  • Drew really took the time to listen to us and understand what we wanted in a home. Because he knew exactly what we wanted, it took away our reservations about the process and made us feel comfortable from the very beginning.
